Hulley & Kirkwood were delighted to be engaged as part of a professional services team by Signal Capital to deliver an ambitious major refurbishment and extension scheme.
Located within Glasgow’s International Financial Services District (IFSD), the Cerium office building was originally constructed in 2001 comprising a basement, ground and 5 suspended floors of office accommodation.
The redevelopment works extended the east façade of the building to provide an enhanced 8,000m² overall NIA. The completed refurbishment returned the building to the Glasgow market as a contemporary Cat. “A” speculative office development at the leading edge of commercial rental property. Significant enhancements include;
Full mechanical ventilation to support 1:8 occupancy.
Air-to-air heat pump system (with heat recovery).
LED lighting with intelligent lighting controls.
BCO compliant.
Building energy management system.
Enhanced reception and core.
Enhanced basement with shared facilities for cyclists and gym.
Overview:
Extension & refurb of existing key commercial office within IFSD.
Discrete integration of new air handling plant to satisfy planning.
